Summer 2025 Boxwork Project

Delivered across two school sites, the project involved the design, fabrication, and installation of over 800 linear metres of MDF boxwork in more than 50 locations, including classrooms, offices, cleaners’ cupboards, lobbies, receptions, staff rooms, and corridors. The works covered horizontal and vertical runs, with boxwork installed beneath radiators, across ceilings, and up the stairwell of a four-storey building. Each unit was precision-built for a consistent finish, with discreet access hatches incorporated to allow maintenance access. Depending on location, the boxwork was either spray-painted using a purpose-bought system for speed and uniformity or fitted with hygienic cladding in areas requiring enhanced cleanliness and durability.

Client Objectives

This project, delivered across two school sites, focused on improving safety, hygiene, and appearance in areas containing exposed mechanical pipework. The goal was to provide a clean, robust, and low-maintenance solution that would:

  • Protect exposed services and improve the overall appearance of key internal spaces
  • Ensure all finishes were easy to maintain and compliant with hygiene and safety standards
  • Complete works efficiently within tight timeframes to avoid disruption to school operations
  • Provide a long-lasting, robust solution suitable for busy educational environments

Scope of Works

Our end-to-end service included:

  • Site Consultation: Reviewing both school sites to assess existing conditions and identify the most effective boxing and cladding solutions
  • Design and Fabrication: Bespoke manufacture of horizontal and vertical boxing to suit varied pipework runs — including under radiators, across ceilings, and up the stairwell of a four-storey building
  • Hygienic Cladding Installation: Applying high-quality, easy-clean hygienic wall cladding in areas requiring enhanced cleanliness and durability
  • Decoration: Finishing boxed areas with durable coatings suitable for high-traffic educational settings
  • Project Coordination: Delivering all works to out of hours during school holidays and twilight/night shifts.

Challenges

  • Complex pipework layout: Pipe runs varied in size and orientation, requiring both horizontal and vertical boxing in challenging areas such as ceilings and stairwells
  • Occupied environments: Both schools required the works to be carried out with minimal disturbance to teaching and daily operations
  • Varied site conditions: Differences in building layouts and pipe configurations required bespoke solutions for each location
  • Time constraints: Tight deadlines meant the project needed to be completed within limited access windows

Solutions

  • Precision design and fabrication: Custom boxing units were produced to achieve an exact fit across multiple areas and elevations
  • Integrated access solutions: Flush-mounted hatches were installed to maintain accessibility while preserving a clean aesthetic
  • Durable finishes: Hygienic cladding and durable paint systems were selected for longevity, ease of maintenance, and compliance with hygiene standards

    Results

    The completed works have significantly improved the visual quality and functionality of both school environments. The newly boxed pipework and hygienic wall finishes provide:

    • Enhanced safety and protection of mechanical services across all areas, including stairwells and ceilings runs
    • Full accessibility for ongoing maintenance via access hatches
    • Clean, modern spaces that are easy to maintain
    • Long-lasting finishes that withstand the rigours of daily school use

    This project successfully delivered practical, durable, and visually cohesive upgrades across both sites. Aligning with each schools operational, safety, and aesthetic requirements.
